Josephine's Biography

Originally from Manila in the Philippines, Josephine Teves lived and studied Business Administration and Accounting at the Holy Angel University in Angeles City where she obtained a Bachelors Degree in Business Management and Accounting. 

Josephine has a proven track record of success in her career path. 

From 2000 to 2007, she worked as a Staff Accountant for Sun Chemical Corporation where she partnered with the Chief Financial Officer and Operations Manager in authoring and implementing strategic plans. Josephine also developed and supported all start-up business practices and procedures for Sun Chemical’s Budget exercises. She provided strategic input and leadership on all financial matters, and was responsible for timely and meaningful analysis of budgets, expense reports, and financial trends. In 2006, she was awarded a merit bonus for recovering $10M unpaid receivables. 

From 2007 to 2012, she worked for the Walgreens Corporate Office in Deerfield, Illinois as a Business Systems Analyst. She designed and developed highly professional, user-friendly reports for all Walgreens Call Centers. She also routinely facilitated live training sessions and project presentations. She played a major role in Capital Project planning and administration to improve the company’s profitability and reduced its operating expenses. Most importantly, she was commended by the Director of Operations for improving the integrity and efficiency of Walgreen’s Information Technology Systems. 

Josephine developed an interest in Real Estate very early in her career; however, it was not until she moved to South Florida that she pursued and obtained her Real Estate license. She is trained and experienced in internet property searching, property valuation, property management, leasing, referrals, foreclosures, REO’s, short sales, and relocation management. Josephine is goal-oriented, results-driven, and an analytic person with fifteen years of progressive experience in Accounting, Finance, and Reporting (at the Walgreens Corporation, Sun Chemical Corporation, Florence Manufacturing Co, and Hyatt Regency). 

Josephine’s greatest asset is being a persuasive and adaptable communicator. Her clients have described her as self-motivated, assertive, and focused. Her keen insight into the needs of others has helped her identify issues or “challenge” areas, and successfully offer innovative solutions. Josephine is professional, personable, and articulate and is fluent in English, Tagalog and Pampango. She is a member of the Miami Board of Realtors,® the Florida Realtors® Association and the National Association of Realtors.®

The timing - The ideal way to time a move-up purchase is to have a flexible buyer in place to buy your current home while you look for and negotiate a purchase of your new home. This way you have a good chance to be able to close on your current home and then rent the home from the new owner for a few days or weeks while you close on your new home. Unfortunately this is very difficult to coordinate.
